Level of Development
Building Information Modelling (BIM) refers to the creation and digital management of information related to assets such as buildings, bridges, highways, tunnels, and other infrastructure.
As a project progresses, the level of detail (LOD) within the BIM model evolves — starting from basic available information, advancing to a design intent model, then to a construction model, and finally culminating in an As-Built Model.
The Employer’s Requirements (ER) document specifies the required levels of detail and information at each stage of the project. These requirements eventually form the BIM Protocol, which becomes a contractual obligation for the project team. The Model and Delivery Table summarizes these LOD requirements and outlines the responsibilities for model development.
Definition of LOD Framework
The Level of Development (LOD) Framework defines the degree of completeness and reliability of a Building Information Model (BIM) element at different stages of the project lifecycle. The standard LOD levels are:
LOD 100 – Conceptual
The model element is graphically represented with a symbol or generic representation.
Does not meet the requirements for LOD 200.
Information such as tonnage, or other parameters is derived from other model elements or external sources.
LOD 200 – Prelim Design / Approximate Geometry
The model element is represented as a generic system, object, or assembly
Provides approximate quantities, size, shape, location, and orientation.
May also include basic non-graphical information linked to the element.
LOD 300 – Definitive Design / Precise Geometry
The model element is represented as a specific system, object, or assembly.
Includes accurate quantity, size, shape, location, and orientation.
May also include relevant non-graphical data.
LOD 400 – Shop Drawings / Fabrication
The model element is represented as a detailed, fabrication-ready component.
Includes information for detailing, fabrication, assembly, and installation.
Contains precise non-graphical information, such as specifications and material data.
LOD 500 – As-Built / Field Verified
The model element is a field-verified representation.
Accurately reflects size, shape, location, quantity, and orientation of the installed asset.
Non-graphical information is fully populated for operation and maintenance (O&M) purposes.
